BRIQS · LEGAL
Terms & Conditions
Version 1.0, last updated 5 October 2026
These terms and conditions apply to the use of briqs.capital and to all BRIQS services. We keep them deliberately clear. If anything is unclear, please ask us at info@briqs.capital before you proceed.
In short
BRIQS is a RERA-licensed real estate brokerage in Dubai. We are not a financial, tax or legal adviser.
The intake call is free. We explain upfront and transparently how we are paid.
Property involves risk. Projections are indicative, never a guarantee.
The decision to invest is always yours.
1. Who are we?
BRIQS Life Real Estate L.L.C ("BRIQS", "we") Property Investment Office 4 - S1, Dubai Investment Park First, Dubai, United Arab Emirates RERA ORN 63990 · Trade licence 1646405 Email: info@briqs.capital · Phone: +971 52 220 1367
BRIQS is a real estate brokerage licensed by the Real Estate Regulatory Agency (RERA) of the Dubai Land Department. "You" means any visitor to the website and anyone who contacts us or uses our services.
2. When do these terms apply?
To every visit to briqs.capital, every enquiry, every intake call and every engagement.
For a specific purchase or sale we also sign a written agreement, such as the brokerage agreement prescribed by RERA. If the two conflict, that agreement prevails.
Your own terms or those of third parties only apply if we confirm so in writing.
3. Our services
BRIQS guides private investors in acquiring property in Dubai. We select projects, prepare calculations, guide the reservation and purchase, and connect you with service partners for aftersale services.
What we are not
We are not an investment firm, bank or financial adviser, and we are not supervised by the AFM (Netherlands) or the FSMA (Belgium).
We do not give tax or legal advice. Always have the consequences in your own country reviewed by your own adviser.
We are not a party to the purchase agreement. You enter into it directly with the developer or seller.
We perform our services with care and to the best of our ability. This is an obligation of effort, not an obligation of result.
4. Costs and how we are paid
The introductory and intake call is free and without obligation.
New developments (off-plan): BRIQS usually receives a commission from the developer. As a rule, you pay us no additional fee.
Existing properties (secondary market): a buyer's brokerage fee may apply. We always agree this with you upfront and in writing.
Third-party costs, such as Dubai Land Department registration fees and fees of lawyers, lenders or property managers, are for your account unless agreed otherwise in writing.
We are open about how we earn. On request, we tell you which parties pay us a fee in connection with your purchase.
5. Investing involves risk
Property is an investment, not a savings account. Factor in these risks:
Property values and rents can fall. Past performance is no guarantee of future results.
With off-plan projects, handover can be delayed, designs can change, and there is a risk that a developer does not meet its obligations.
Calculations, yields and scenarios are indicative and based on assumptions at that moment. They are not promises.
The dirham (AED) is pegged to the US dollar. If you invest from euros, you take on currency risk.
Property is less liquid than, for example, listed investments.
Laws and taxes in the UAE and in your own country can change.
Only invest capital you can set aside for the longer term, and decide only once you understand the risks. The decision to invest is always yours.
6. Information on the website
Website content is general information. It is not personal advice and not a binding offer.
Prices, availability, payment plans and handover dates come from developers and can change without notice. We check them carefully but cannot guarantee they are complete and up to date.
Project images and visualisations are impressions and may differ from the final result.
Where the law requires it, we advertise specific properties with a Trakheesi permit from the Dubai Land Department.
7. What we ask of you
Accurate and complete information about your identity, goals and financial situation.
Cooperation with the legally required identity and source-of-funds checks (KYC/AML). Without them we cannot assist you.
Reading documents carefully before you sign, and asking questions when something is unclear.
Having your own tax and legal position reviewed.
We may decline or end our services if the checks are not completed, if there are indications of money laundering or sanctions breaches, or if mutual trust has been seriously damaged.
8. Introductions to developers
Developers register a buyer in the name of the broker who introduces them. When we present a project to you, we register you for it in the name of BRIQS. If you would like to buy the same project through another party or directly, please discuss it with us first. This avoids confusion with the developer.
9. Partners and third parties
For aftersale services we introduce you to independent service partners, such as mortgage advisers and banks, lawyers, company setup providers and property managers. They work under their own terms and are responsible for their own services. We make introductions with care, but we do not answer for their work or for performance by developers and sellers. If we receive a fee for an introduction, we will tell you.
10. Liability
We are only liable for direct damage resulting from a failure attributable to BRIQS.
Our liability per engagement is limited to the amount BRIQS received for that engagement.
We are not liable for indirect damage, such as lost profit or rental income and loss of value, nor for damage caused by developers, sellers, service partners or authorities.
We are not liable for decisions you make solely on the basis of general information on the website or in our content.
These limitations do not apply in case of wilful misconduct or gross negligence, nor to the extent the law prohibits them.
11. Intellectual property
The BRIQS name and logo, and all text, photos, videos, calculations and other material on the website and in our communication, belong to BRIQS or our licensors. You may view them, keep them for personal use and share links to our pages. Copying, editing or commercial use requires our written permission. Calculations we prepare for you are intended for your personal decision.
12. Use of the website
Do not misuse the website or its forms, for example by hacking, automated scraping, overloading systems, spamming or submitting false information.
We may change the website or take it offline temporarily at any time. We aim for a secure and available website but cannot guarantee it is always error-free.
Links to third-party websites are provided as a service. We are not responsible for their content or terms.
13. Privacy
How we handle your personal data is explained in our Privacy Policy.
14. Complaints
Not satisfied with something? Email us at info@briqs.capital. We confirm receipt within five working days and respond in substance within fourteen days, or let you know when to expect an answer. If we cannot resolve it together, you may also turn to the Dubai Land Department.
15. Governing law and disputes
These terms and our services are governed by the laws of the Emirate of Dubai and the federal laws of the UAE.
We prefer to resolve any dispute together. If that fails, the competent courts of Dubai have jurisdiction.
If you are a consumer living in the European Union, you keep the protection of the mandatory rules of your country of residence, and you may also bring a dispute before the courts where you live.
16. Changes and final provisions
We update these terms when our services or the law change. The date at the top shows when this last happened. For an ongoing engagement, the version that applied when you gave the engagement remains in force, unless you agree to a new version.
If a provision is invalid, the remaining provisions stay in force. We will replace it with a valid provision that comes as close as possible to its intent.
These terms are available in Dutch and English. Both versions have the same meaning.
